Buckets: ≥5→5, ≥4→4, ≥3→3, ≥2→2, else 1.

Assumes 10% down / 90% financed, 10-yr term, 11% APR. DSCR = cash flow ÷ annual debt service. Strong ≥1.5, Likely ≥1.25, Possible ≥1.0, Tight <1.0. Asking >$5M = Unlikely. Undisclosed price or cash flow = Unknown. Real-estate/financial activity = Review. Screening heuristic, not lender approval.
